Understanding Client Needs
Recently, I was contacted by a new home builder who had a client that was very interested in one of their Quick Move In(QMI) homes. However, they had to sell their house first…..which typically isn’t a problem except that the builder didn’t want to take a contract on a QMI home contingent upon the sale of an existing residence. Plus, the client previously lost a house prior to this one because their existing house did not sell. Both parties really wanted to make the sale happen, but both were apprehensive based on past experiences. I asked the builder for 24 hours to allow us to meet the client and provide them with options!

Subsequent to meeting the client, touring their existing property, educating them on the process, and discussing their options, I presented the situation to the builder. The builder agreed to allow them 30 days to get their existing property under contract and 60 days to have it closed in order to purchase the new house. We immediately went to work, and the clock was ticking. The client worked diligently to prepare the house for showing, provided us access as instructed, and equally, if not more importantly, priced the house as we suggested. The first weekend we received multiple offers. Through diligent negotiations, we were able to obtain an over asking sales price and post possession rent back so they didn’t have to move twice. The client was very pleased and has sent us 2 referrals! The builder, who had many referral options, now only refers us.
