The holidays are fast approaching and soon there will be lots of parties to attend, celebrations to cater and out-of-town family guests to attend to. The last thing you want to think about doing amidst all of the holiday madness is buying or listing your home, right? Well, what if I told you that now is a brilliant time to consider putting your home on the market? One of the biggest misconceptions I hear from my clients during the holidays is “No one will be out looking so why should we list our home now?”
Here are three reasons why:
1. Low Inventory: There aren’t as many properties available for purchase during the holidays because everyone is making the same assumption that if you wait until the first of the year, more buyers will be looking.
2. Show-Home Worthy: Homes show beautifully during the holidays simply because of the warm and inviting atmosphere, festive décor and delicious smells that permeate throughout the house.
3. Motivated Buyers: When a buyer is out looking during the holidays, it’s usually because they have to. They might be relocating or simply trying to receive that same-year tax credit. Whatever their reasoning, they are extremely motivated, and that’s always music to a seller’s ear.
Now for those buyers I was referring to earlier who are waiting until the New Year to begin their home search, let me put this little tip in your holiday cap. Most builders are trying to make their numbers before the end of the year and, as a result, are offering some pretty compelling contingencies.
These contingencies offer you the ability to show and sell your home during the holiday season or lose nothing if it doesn’t work out. The decision is ultimately yours, but the clock is ticking and these low-interest rates will be going up, and genuine seller motivation will be profited by those little elves that chose to act now.
